JTMEMBERSHIPS acts solely as a broker and intermediary. We are not a party to any membership sale, purchase, or lease transaction. Specifically:

• We are not official representatives of any golf club, sports club, or club management company.
• We do not own any of the memberships listed on this website.
• Any transaction is entered into directly between the buyer and seller (or lessor and lessee).
• Club transfer approvals are subject to each individual club's policies, committee decisions, and eligibility requirements. We cannot guarantee approval.
• We do not hold client funds. Payments are made directly between parties.

3. Pricing and Market Information

All prices shown on this website are indicative market estimates based on current secondary market conditions. They are subject to change at any time without notice. Specifically:

• Prices reflect the Membership Sales Price and Club Transfer Fee only. Additional fees levied by clubs (annual subscription, entrance fee, administrative fees, etc.) may apply.
• The final transaction price is agreed between buyer and seller with JTMEMBERSHIPS acting as intermediary. No price shown on this website constitutes a binding offer.
• Availability of specific memberships is subject to supply and demand in the secondary market. Listing a membership on this site does not guarantee its availability.
• Lease rates are indicative annual figures. Nomination fees, administrative fees, and other club charges may be added.

4. Transfer Process and Timeline

Golf and sports club membership transfers in Malaysia are subject to each club's internal procedures, including committee approvals. Typical timelines range from 4 to 12 weeks. JTMEMBERSHIPS will manage the administrative process on your behalf but:

• We cannot guarantee the timeline for club approval.
• We cannot guarantee that any transfer application will be approved. Clubs retain absolute discretion over membership transfers.
• We are not liable for any delay caused by the club, a government authority, or any third party.

5. Limitation of Liability

To the fullest extent permitted by Malaysian law:

• JTMEMBERSHIPS shall not be liable for any loss or damage arising from reliance on pricing information published on this website.
• JTMEMBERSHIPS shall not be liable for any club's refusal to approve a membership transfer.
• JTMEMBERSHIPS shall not be liable for any indirect, consequential, or special loss arising from use of our services.
• Our total aggregate liability to any party in connection with our services shall not exceed the brokerage fee paid to us for the specific transaction in dispute.

Nothing in these Terms limits liability for fraud, wilful misconduct, or any liability that cannot be excluded under Malaysian law.
